HUD 4plex finally sold -- AGAIN!
HUD finally accepted an offer on that 4plex; now for the real scrambling!
What did it sell for? Can't tell you! But I can tell you that all the low ball bidders had their offers rejected automatically, which is really typical. Rarely have I seen any foreclosures go for less than 10% lower than listing price. I understand that people want to get the best deal, but the buyers who didn't have their offers accepted have to realize that when you make an offer for a property you REALLY want it pays to make a stronger offer!
So now the fun stuff begins; we have to get a completed contract, earnest money, and verifications to BLB within 48 hours of acceptance. Kinda challenging when you live in Nome Alaska to get all buyer docs returned to us here, then mailed to them timely.
One signature out of place, one box not checked can result in the bid being thrown out and then we have to go back to the drawing board! So everyone who had hoped to buy the 4-plex, it's not over until the fat lady sings! Make sure you are registered for listing notifications, that is the first place this property (and others) will post!
